TERMS AND CONDITIONS
These Regulations form an integral part of the Booking Form and these General Terms and Conditions govern the relationship between Guest House Italo & Anna and the Customer with regard to the provision of accommodation services chosen by the Customer in the booking proposal made from among those offered by the Establishment, which can be viewed on the website italoeanna.com; for anything not explicitly mentioned, reference shall be made to current regulations, good taste and common sense in the interests of all.
INTERNAL RULES OF ITALO & ANNA GUEST HOUSE
The Management and Staff of Italo & Anna Guest House thank you for your interest and, in welcoming you warmly, would like to inform you of the house rules. We therefore ask you to carefully read the rules and regulations that every guest must follow in order not to cause disturbance or damage to others and the environment.
The property is, above all else, the residence of many guests who have chosen to stay here; we therefore ask that you respect it and treat it as you would your own home or that of your relatives and friends. For the sake of harmonious coexistence, we ask that you observe not only the rules laid down by law but also those dictated by common sense and mutual respect.
Your cooperation will be essential to ensure that everyone has a pleasant stay, for our establishment and the staff who work there, and for the external environment in which it is located.
Failure to comply with one or more points of these regulations and the rules contained therein may lead to the termination of the contract with the related financial and legal consequences.
The management of Guest House Italo & Anna reserves the right to modify these regulations for reasons of expediency and service operation, publishing the changes on the Guest House website.
OUR STAFF IS AT THE COMPLETE DISPOSAL OF GUESTS FOR ANY NEEDS, IN ORDER TO MAKE EVERY STAY AS PLEASANT AS POSSIBLE.

1) GENERAL INFORMATION
a. The rules and regulations of the Guest House Italo & Anna accommodation facility have been established to ensure that everyone can enjoy a uniform, orderly, peaceful and tranquil stay. They constitute a contract between Villa di Sotto and the Guest and, therefore, the request to stay at the Guest House and the approval of this request by Guest House Italo & Anna implies full acceptance of these Regulations.
b. All guests are required to comply with the Internal Regulations of the Accommodation Facility as set out on the website www.italoeanna.com.
c. Failure to comply with the Regulations and additional provisions issued by Management may result in the offender being removed from the Facility and the incident being reported to all national and international tourist organisations, as well as to the Public Authorities if the non-compliance could possibly suggest that a crime has been committed. All specific instructions on signs posted on the property and/or in the Guest House must also be followed.
d. Parents (or those who legally exercise parental authority) are jointly and severally liable for the actions of their minor children within the Guest House and are required to supervise them and ensure that they behave in a polite and respectful manner towards others, under their direct responsibility and, in particular, with regard to the obligation to respect silence and the correct use of the spaces and equipment made available by the Guest House to its guests. It is forbidden to any activity that may disturb other guests. In general, all the rules of this contract must be respected.
e. The conduct of both adults and minors is considered contractually relevant and, therefore, any violation of the rules of this contract and the common rules of civil coexistence and good conduct of the Guest House will result, according to the judgement contractually entrusted to the Management, in the immediate termination of the contract by the Guest and removal from the Guest House within 1 hour of the dispute. In this case, the Guest House Management is entitled to retain any sums already paid and to demand the remaining sums, including as compensation for damages, without prejudice to the right to compensation for any greater damages ascertained.
f. The Management, as provided for by the laws in force in the Italian Republic, has the right to expel without notice anyone who does not comply with the Regulations or behaves in a manner that causes damage or disturbance.
g. Staff appointed by the Management are required to enforce the Regulations with regard to everyone. By accepting accommodation at the Guest House, each Guest also contractually agrees to submit to the authority of said staff, who are in turn obliged to always comply with the laws of the Italian Republic and the principles commonly accepted by our culture of courtesy and good manners. According to the Guest House's policy, all guests are entitled to respectful and dignified treatment and, as a responsible hospitality establishment, we have an obligation to protect guests from inappropriate behaviour. If a guest's actions are deemed inappropriate by a member of staff, or if inappropriate behaviour is reported, the Guest House reserves the right to take action against the guest after verifying the situation. Depending on the severity of the guests' actions, the Guest House may, at its discretion, request the intervention of the police or remove the guests from the premises.
h. The Management reserves the right to amend these Regulations at any time, which will be available on the website www.italoeanna.com.

2) PERSONAL DATA
a. Pursuant to Article 13 of Legislative Decree No. 196 of 30 June 2003, all personal data of our Customers will be processed both electronically and manually for the purpose of fulfilling tax obligations (issuing invoices, recording data, etc.) and providing the requested service.
b. Upon arrival, customers will be asked to provide identification for the purpose of reporting their presence to the competent police authorities.
c. Completing the appropriate form and/or providing data for the Newsletter will allow us to keep our database up to date and to keep you informed of our promotions in real time.

3) RESERVATIONS
a. For information, please contact the Guest House Management by telephone, email or in person.
b. Reservations can be made directly on our website, by sending a written request to the email address [email protected] or by calling +39 339 1782515.
c. The booking request must include: the number of rooms required, your first name, surname, date of arrival, date of departure, number of guests, age of any children (so that we can provide quotes tailored to your needs), whether you have any pets, your telephone number and email address for communications. Please also indicate your estimated time of arrival.
d. The contract is considered concluded when the Customer makes the booking request in the manner described in the previous point and informs the Guest House. The actual conclusion is always subject to the availability of the Service. This confirmation is provided by the Guest House upon receipt of the Proposal or immediately thereafter.
d. If the Services cannot be activated due to impediments not attributable to the Guest House, the contract shall be automatically terminated, without this entailing any liability on the part of the Guest House towards the Customer.
e. DEPOSIT/FULL PAYMENT
To confirm your booking, you can choose to pay by credit card or, in some cases, by bank transfer. If you choose the standard rate, a deposit equal to 50% of the total amount of the stay will be charged/requested. In case of cancellation up to 8 days before the scheduled arrival date, the deposit will be refunded in full. In case of cancellation after this deadline or no-show, the deposit will not be refunded. If, on the other hand, the non-refundable rate is chosen, the full amount of the stay will be charged/requested and is non-refundable.
f. The reservation is also considered valid with a bank transfer (previously agreed with the Management), provided that it specifies the period and duration of the stay, the address, telephone number, name of the sender and the accommodation assigned.
g. The period of stay is considered to be within the agreed dates. Therefore, please specify the dates of arrival (check-in) and departure (check-out) respectively.
h. Only after receiving the booking request with a credit card or valid credit card details will confirmation of the booking be communicated.
i. Rates are per day (per night) regardless of the time of arrival.
j. The arrangement agreed upon at the time of booking remains valid for the entire period of stay:
- Room with breakfast: the overnight stay includes the room and buffet breakfast. The Guest House does not provide meals, except for breakfast (served in the dining room). Guests are not allowed to take food or drinks out of the restaurant at breakfast.
k. The price of the stay does NOT include: any extra cleaning, damage to persons or property and anything not expressly mentioned in the offer.

4) CHANGES TO BOOKINGS, CANCELLATIONS
a. If the customer is unable to occupy the accommodation during the booked period due to transport difficulties, errors or other personal reasons, no refund will normally be given for early departures or late arrivals.
b. We kindly ask our customers to understand that the booked period will be charged in full even in the event of early departure: the full amount for the remaining nights must still be paid.
c. Customers who leave early are required to pay for the room for the remaining days of the booking in accordance with Articles 1385-1386 of the Italian Civil Code.
d. In the event of misunderstandings at the time of booking, the management undertakes to provide, where possible, alternative accommodation in equivalent rooms or facilities.
PENALTIES: In the event of cancellation of the contract by the customer prior to arrival, the following clause applies:
For cancellations, the full amount charged at the time of booking will be debited.

5) BALANCE OF THE STAY:
a. The balance of the stay is due upon arrival. Any guarantee provided by credit card does not exempt the customer from payment.
b. INVOICE: if you require an invoice, please notify us promptly upon arrival, providing us with the header details and any other information.
c. ROOM BALANCE: The room balance must be paid upon arrival. You can pay in cash or by credit card. Please note that traveller's cheques and personal or bank cheques are not accepted.
d. BALANCE ON DEPARTURE: If payment on departure has been agreed, the balance of the amount due (consumed or used during the stay) must be paid the evening before check-out.
e. EXTRA CONSUMPTION: Any extra services not yet recorded by the Guest House staff must be communicated at the time of payment.
f. UNDECLARED GUESTS: Any persons staying in the same room but not declared at the time of booking or upon arrival will be charged to the person who made the booking at a rate increased by 40% on the daily price, with the management and the property reserving the right to report all unauthorised persons found inside the Guest House to the police.
g. CHARGE FOR LOST KEYS: The breakage or loss of a key will be charged at a minimum of €20.00 for the replacement of each key. The breakage or loss of a key ring will be charged at a minimum of €100.00.
h. CHARGES FOR DAMAGE: Guests are liable and will be asked to pay for any damage caused by them or by persons or animals under their responsibility. IN THE EVENT OF MISSING LINEN AND/OR OBJECTS FROM THE ACCOMMODATION, WE WILL BE FORCED TO CHARGE FOR THEM.

6) ARRIVAL (Check-in)
a. ROOM AVAILABILITY: Rooms are NOT available before 3 p.m. and will be guaranteed until 7 p.m., unless otherwise agreed. We therefore ask you to agree on your expected arrival time when booking.
b. ARRIVAL TIME: Check-in 3:00 pm – 7:00 pm Any arrivals after this time must be reported to the Management at the time of booking and agreed upon for acceptance by the same. If, due to circumstances beyond your control, you are unable to arrive at the scheduled time, it is essential to notify the Guest House. If you request availability of the room before the established times, the previous night will be considered as the first night's stay.
c. Early check-in and late check-out: these are only possible if requested and confirmed by the Guest House at an additional cost.
d. UPON ARRIVAL, GUESTS MUST BE IN POSSESSION OF IDENTIFICATION DOCUMENTS, INCLUDING MINORS.
e. ACCEPTANCE OF MINORS: Minimum age for renting a room: 18 years. Minors unaccompanied by adults will only be accepted if they have a signed authorisation form from their parents (or legal guardians), with their contact telephone number and a copy of their ID.
f. PUBLIC SECURITY REGISTRATION: Upon arrival, guests, including minors, are required to hand in their documents at reception and fill in the form for the Public Security Department. This document will be registered for public security purposes. Failure to comply with this obligation constitutes a violation of the Penal Code on our part towards the Public Security Authorities. In the event of failure to comply, we are obliged to report the omission to the competent authorities.
g. LEGAL FORMALITIES TO BE COMPLETED ON ARRIVAL: guests must provide, in accordance with national regulations, a valid document proving their identity, either an identity card or passport for all occupants, otherwise the operator must refuse accommodation (Art. 109 of the Public Security Laws as amended by Art. 7 point 2 of Law 203/95). The operator shall also provide each arriving customer with a personal details form to be completed and signed (Public Security Law as amended by Art. 7 no. 4 of Law 203/95).
h. REPORTING OF GUESTS OF CUSTOMERS: any guests of customers staying at the facility, even if temporary, must be agreed upon and reported to reception and must present themselves with a Management.
i. DATA PROCESSING: Our guests' data is processed in accordance with current privacy legislation.
j. NUMBER OF GUESTS: Under no circumstances may the number of guests exceed the number specified in the booking, unless agreed in advance. We reserve the right to refuse entry to the accommodation if this condition is not observed. Guests may not receive visits from relatives, friends, etc. unless previously agreed with the Management.
k. KEY DELIVERY: Keys will be delivered to reception from the time indicated as check-in (from 3 p.m.). Keys will be delivered on arrival after completing the registration process, delivering the internal regulations and settling the account.
l. ROOM DELIVERY: If the room is ready before the check-in time, it will be assigned immediately; otherwise, guests may leave their luggage at the Guest House reception and access the common areas.
m. ROOM ASSIGNMENT: The choice of accommodation will comply with the agreements made between the management and the customer at the time of booking confirmation.
n. RECEPTION POINT: The reception point upon arrival is at the entrance to the House.
o. PERSONS OCCUPYING THE ROOM: Each accommodation unit may only be occupied by the number of persons indicated for that specific unit (as specified on the website www.italoeanna.com). All names of occupants must be provided to the management.
p. PARKING SPACES: Parking is free and available upon reservation within the property and in the immediate vicinity of the Guest House.
q. ROOM CHECK: Please report any damage, malfunctions or problems you may encounter when checking into your room immediately. Any damage found later will be charged to you. As regards the kitchen, we ask you to keep it tidy and clean out of respect for all guests, or to pay a supplement of €50.00 if this is not done.
r. EXPULSION and REMOVAL: The management, as provided for by the laws in force in the Italian Republic, has the right to expel without notice anyone who does not comply with the regulations or behaves in a manner that causes damage or disturbance.

7) DEPARTURE (check-out)
a. ROOM RETURN: Rooms MUST be returned by 10:00 a.m. Unauthorised extensions beyond this time will be considered as an extension of the stay and charged accordingly.
b. PENALTY for LATE DEPARTURE: After 10:00 a.m., the customer will be charged the total cost of the room for a full day.
c. EARLY DEPARTURE: In the event of early departure from the period of the booking, the customer must pay the full amount agreed upon at the time of booking.
d. ACCOUNT BALANCE: The account must be requested and settled the day before departure, unless otherwise agreed. Credit cards and debit cards are accepted.
e. INVOICE: If you require an invoice, please notify us promptly upon arrival, providing us with the header details and any other information.
f. KEY RETURN: On the day of departure, rooms must be vacated by 10:00 a.m. and the keys must be returned to the staff member who will check the condition of the room (to avoid any disputes, please report any damage, etc.).
g. COLLECTION OF DOCUMENTS AND RETURN OF ITEMS: When you leave, please remember to check that you have collected your documents and to return the keys or other equipment provided by the Guest House (electrical adapters, fans, etc.).
h. CHARGE FOR LOST KEYS: If a key is broken, a minimum charge of €20.00 will be applied for a replacement. The loss of a key ring will incur a minimum charge of €100.00.
i. DAMAGE CHARGE: Guests are liable and will be asked to compensate for any damage caused by them or by persons or animals under their responsibility. IN THE EVENT OF MISSING LINEN AND/OR OBJECTS FROM THE ACCOMMODATION, WE WILL BE FORCED TO CHARGE FOR THEM.
j. STAYING AFTER CHECK-OUT: At the sole discretion of the management, guests may be granted full or partial use of the Guest House services even after 10:00 a.m. on the day of departure. If the above concession is granted, guests are required to comply with these regulations and the rules in force until the time of departure.
k. LUGGAGE STORAGE: On the day of departure, guests may leave their luggage in our custody.

8) ROOMS AND APARTMENTS
We ask that you treat your accommodation with the utmost respect.
Rooms are cleaned and towels and sheets are changed every 4 days.
To limit the environmental impact of frequent towel washing, we kindly ask that you place only the towels you wish to have changed in the sink or bidet.
The towels provided in the rooms and apartments may not be used outside the accommodation. Towels and/or bathrobes can be hired for a deposit. A deposit of €15.00 will be required for each towel hired and €11.00 will be returned to the guest upon its return. A deposit of €20.00 will be required for each bathrobe borrowed and €14.00 will be returned to the guest upon its return;
moderate use of both the heating and air conditioning is requested; any excesses will be corrected remotely;
Water is a precious resource: please do not waste it or use it improperly or for play.
Do not throw anything other than toilet paper into the toilet or sinks.
Smoking is prohibited inside the rooms and apartments.
Please be respectful of other guests during the night.
- Pets are only allowed in certain rooms and apartments upon request to the owner.
All facilities and infrastructure are checked and maintained periodically. Any defects or problems that arise will be resolved as quickly as possible after the customer has notified the owner or staff. Where it is not possible to resolve the issue promptly for reasons beyond our control (public holiday, lack of immediate availability of spare parts, interruption of external services, etc.), we ask for your understanding and, should the issue continue beyond a reasonable period of time, we will endeavour to find alternative accommodation for the necessary period.
- Rooms and apartments may not be occupied, even temporarily, by persons other than those declared at check-in. Any exceptions must be agreed in advance with the owner in order to comply with the law.
Please separate your rubbish (paper, organic waste, glass and multi-material, unsorted) and dispose of all rubbish in the appropriate bins provided by the Guest House before leaving the flats and rooms.
- At check-out, our staff will check the rooms and flats to verify the presence of the towels provided on arrival.
- Upon check-out, our staff will inspect the rooms and apartments to verify the cleanliness of the kitchen.
- In the event of early departure, the total balance will still be required.
- Your booking will be cancelled and you will be charged €200.00 if you throw the following items into the toilet: sanitary towels, condoms, paper/cardboard, cotton buds, objects, food and anything else that is not compatible with a septic tank. There is a bin in the bathroom and recycling bins are always available in the dining room.
- The loss or breakage of any assigned key will incur an additional cost of €20.00, and the loss or breakage of the key ring will incur an additional cost of €100.00.
- Before check-in and after check-out, we can provide luggage storage.

9) PETS
Guest House Italo & Anna accepts small and medium-sized pets upon request and confirmation at a one-time cost of €15.00. For hygiene reasons and to avoid allergies among other guests, pets are only allowed in certain rooms and areas. To ensure a comfortable stay for all guests and pets, please read the following Guest House rules:
- The presence of a pet must be communicated at the time of booking or check-in. Small and medium-sized dogs are allowed.
- The management reserves the right to accept the animal at its discretion, and in any case, if it does not comply with the guest's declaration.
- Animals must always be kept on a leash both inside the Guest House and in the common areas.
- Guests must be adequately equipped to ensure the well-being of their pets.
- It is forbidden to use bed linen and towels for pets.
- Pets are strictly forbidden on beds, armchairs, chairs, tables, etc.
- Guests must ensure that their pets behave in such a way as not to disturb other guests. Any pet that disturbs any of the guests or other people in the Guest House must, upon request, be calmed down or removed.
- It is strictly forbidden to leave pets alone in the rooms during the entire stay (day and night).
Be aware of the presence of other pets.
- Comply with the vaccinations required by national and regional laws and with the mandatory identification (tag, tattoo, microchip, etc.).
- Pet owners accept full responsibility for any damage caused by their animals. The customer is fully responsible for all operations necessary to restore hygiene in the rooms occupied by the animal. If traces (hair, excrement or other) are found on the beds or linen, the customer will be charged for the value of the contaminated item.
b. The management reserves the right to terminate the accommodation contract at any time and without notice for anyone who does not comply with the above instructions.

10) WI-FI:
All areas and rooms at Guest House Italo & Anna are covered by free Wi-Fi service. The password will be provided upon arrival, upon submission of personal details and a privacy release form.

11) TIMETABLE:
a. Please respect the timetable displayed for using the services.
b. On arrival, rooms are available from 3 p.m. to 7 p.m.
c. On departure, rooms must be vacated by 10 a.m.
d. Please notify us well in advance if you require different times from those indicated here.
e. REST and SILENCE: Between 1:00 p.m. and 4:00 p.m. and 11:00 p.m. and 7:30 a.m., any noise that may disturb the rest of guests, including loud voices, is prohibited. The use of radios and Television or other devices may be used with extreme moderation and, in any case, in full compliance with quiet hours.

12) ENVIRONMENT:
a. During your stay, please try to protect the natural environment by using water and electricity wisely: avoid leaving taps running or air conditioners and lights on when you do not need them or when you leave your rooms.
b. Do not throw rubbish in the common areas; use the appropriate bins in the Guest House. If in doubt, please ask.
c. WATER: Water is a precious resource for every community. It is strictly forbidden to use water for improper purposes. Its use is permitted for primary purposes only (personal hygiene, irrigation, etc.). Guests of the establishment are asked to avoid any form of waste.

13) ELECTRICAL APPLIANCES:
a. The Guest House Italo & Anna uses 220-volt alternating current. Please check that your appliances are suitable for this type of current.
b. The electrical sockets are Italian type. Please bring adapters if your appliances have different plugs.
c. The property is not responsible for any damage to equipment due to force majeure (sudden blackouts, power surges, etc.).

14) BEHAVIOUR, DAMAGE:
a. Anyone who causes damage to the building, movable property, equipment, etc. is legally liable under current regulations. Theft and intentional damage will be reported immediately. Upon departure, the staff will check the rooms and the costs for the replacement of any damage or loss of keys will be charged and must be paid at check-out.
b. The management declines all responsibility for any accidents involving minors, who must be accompanied by their parents and/or guardians.
c. Private or business visits or meetings are permitted in the common areas of the Guest House, but it is not permitted to host people in the rooms who were not reported and declared at the time of registration.
d. Please respect the times displayed for using the services.
e. Please respect the afternoon quiet hours and night-time rest hours.
f. Please treat the rooms, furnishings, equipment and inventory made available to you with respect.
g. The loss or breakage of a key will be charged at a minimum of €20.00 per key. The loss or breakage of a key ring will be charged at a minimum of €100.00.
h. The customer undertakes to respect the premises and the items contained therein. Any damage caused intentionally to the facilities, but also attributable to inexperience or distraction, will be charged at the cost of repair.

15) SMOKING, FIRES AND OPEN FLAMES:
a. SMOKING IS PROHIBITED IN ALL AREAS INSIDE THE BUILDING, INCLUDING, ABOVE ALL, THE ROOMS.
b. Smoking is NOT permitted in the rooms.
c. Smoking, burning or lighting candles is NOT permitted in the rooms, corridors or other areas unless expressly authorised.
d. At certain times of the year (particularly in summer), it is FORBIDDEN to light fires or use candles and open flames, even in outdoor areas, due to the serious risk of fire.
e. It is mandatory to familiarise yourself with the fire safety regulations, equipment and procedures to follow in the event of a fire.
f. THE ITALO & ANNA GUEST HOUSE DOES NOT HAVE SMOKING ROOMS, THEREFORE SMOKING IS STRICTLY PROHIBITED IN THE INDOOR AREAS.
g. Barbecues and open flames are not permitted.
h. Please familiarise yourself with the fire safety regulations, equipment and procedures to follow in the event of a fire.

16) MEALS, HYGIENE AND SAFETY
a. Breakfast is served in the dining room.
b. Guests of the Guest House are not permitted to take food and drinks intended for breakfast to places other than the designated dining areas (in their rooms or outside the building).

17) DOCTOR, INFECTIOUS DISEASES:
a. The telephone numbers for the emergency medical service and first aid are listed in the useful numbers folder in the room and can also be requested from the management.
b. Any infectious diseases must be reported to the management.

18) CLEANING:
Rubbish must be collected in the appropriate bags located in the bathrooms of the rooms and in the dining room.

19) VALUABLES:
a. For your safety, we ask that you do not leave valuables and objects unattended.
b. Please notify and hand over any found or lost items to the management.
c. Please also lock the door whenever you leave your room to prevent any theft of valuables from the rooms.
d. THE MANAGEMENT DECLINES ALL RESPONSIBILITY FOR UNSUPERVISED PROPERTY.

20) LIABILITY:
a. The management of Guest House Italo & Anna is not liable for the loss of guests' belongings and/or valuables (each guest is responsible for taking care of their own belongings), damage resulting from events of force majeure and the nature of the item (weather events, natural disasters, epidemics, illnesses, falling trees or branches or products that are part of the nature of plants, gusts of wind, accidents at sea, damage or theft of cars in the parking area and in the area of the structure). Under no circumstances will discounts be granted upon departure to cover any actual or alleged disservices that may occur as a result of the events described above.
